The Sukhothai Residences, the latest super-luxury condominium development by Grace Ivory Company Ltd, have now opened for residents in Bangkok, after five years under construction. Grace Ivory Company Ltd is a member of property development company HKR International Limited (HKRI). Attached to the long established Sukhothai hotel, the Sukhothai Residences are located on Sathorn road in Bangkok?s central business area.
The project is spread across a 6 Rai plot of land, and consists of 196 units in total contained within a 41-storey building. In addition to 187 typical units, there are also 9 super-luxury penthouse units, all of which afford panoramic views of Bangkok.
Amenities include a gymnasium, a swimming pool set within landscape gardens, sunbathing deck and tennis court. In addition, each unit has its own private lift lobby, and there are 391 allocated car parking spaces for residents.
Launched in 2008, 70 percent of the units at the Sukhothai Residences have already sold. The remaining units are now to be launched as a part of a phase two sales campaign, and Vivian Sze, sales and marketing director of HKRI, expressed hopes that the remaining units would be sold by the close of the year.
?The project was the first in Bangkok to surpass the price level of THB300,000 (US$9,870) per square metre and it now continues to be at the forefront of the luxurious residential market in Bangkok,? stated Sze.

The Sukhothai Residences were designed by Kerry Hill and Ed Tuttle, who reunited to collaborate on the project almost twenty years after working on the Sukhothai Hotel together in the 1990s.
Executive director of HKRI, Benjamin Cha stated, ?When I walk into the compound, the ambience and the serenity of the place reaffirms that we have created a city oasis in the heart of Bangkok.?
At the opening ceremony of the development, Cha said that he wanted to ensure the residences complemented the adjacent Sukhothai Hotel, and that whilst building the development, HKRI had focused on striking a balance between functionality and aesthetics.
Cha said, ?The building itself is only a part of the unique offering of The Sukhothai Residences, the tailor-made resident?s services provided in the same high standard as The Sukhothai is also a significant part of the total experience?.
It has now been six years since the inception of the Sukhothai Residences, including five years in the construction stages. When asked about the speed at which the development progressed, Cha responded that to deliver the highest quality at Sukhothai Residences, time and attention to detail was imperative.
Cha stated, ?For a project of this scale, certainly one can do it more quickly. However, when you?re shooting for the quality that we?ve been shooting for, the quality our customers demand, the quality that we ourselves demand, it?s taken a lot longer because we have been really focused on product quality and delivering that product quality.?
At the opening ceremony of the Sukhothai Residences, Cha provided details of HKRI?s upcoming projects in Bangkok.
The first of HKRI?s projects is a joint venture with Thai developer, City Realty, on Sathorn road. The Sathorn road project will be another condominium development spread across 3 Rai of land which formerly belonged to the French embassy. Construction is set to begin in 2014.
Wilson Cheung, project director of the Sukhothai Residences, stated, ?It will be an iconic building. Hopefully, it will be a condominium like Sukhothai Residences.?
The other upcoming project in Bangkok from HKRI will be located on Wireless road. This project is also a joint venture with City Realty, and construction for that project is set to begin in 2015/ 2016.

Regarding overall company strategy, Cha emphasised HKRI?s focus on high-end developments in Thailand.
?I think our strategy across Asia is quite diversified, but within each market, except for maybe Hong Kong and Shanghai it?s very focused? for Thailand right now we are focusing on high-end residential, and part of the reason for that is because we are still relatively new to the market, we don?t have as much experience as some of the local Thai developers, and residential is an asset class that we are very comfortable with,? said Cha.
Regarding future plans for the developer, Cha stated that HKRI may diversify from the high-end market after another five to ten years, but for now its attentions would be directed solely towards the high-end sector.
Cha was confident about HKRI?s future in Thailand, stating, ?We think there?s a lot more confidence in the market overall than there has been in several years.? Cha also acknowledged the growth in Thailand?s condominium sector over the last ten years.
Overall, Cha expressed an optimistic message regarding the property market in 2013, and summed up by stating that HKRI were ?very confident about 2013.?
